  • Flashing issues, including improperly installed flashing and damage to flashing
  • Cracks in the sheathing, usually due to weathering
  • Snow build-up and “ponds” formed by melted snow
  • Blocked or clogged drains that become filled with standing water
  • Seal issues, which like flashing issues may be from improper installation or damage
  • Fungus growth, which is sometimes related to flashing issues as fungus can move flashing
  • Blow-offs or tenting
  • Weather damage, punctures, or blistering

Maintenance

Depending on the part of the country you are in, the maintenance requirements of your flat roof may change. However, if you keep up with the maintenance, you can prevent problems.

Make sure to brush snow from your roof; standing snow turns into standing pools of water. You can use a long-handled brush or squeegee, possibly a shovel, to remove the snow before it melts.

Keep your drains cleared and cleaned. You ought to check them after storms to make sure nothing blew in and to verify that water isn’t clogging and standing in the drain.

An annual inspection of your roof is generally a good idea. While you can look for cracks, damage, wear, and shifts yourself, it’s likely there will be something you might miss.
