Commercial Roofing Longevity

The toughest, most durable roofing material BELDON® Roofing Company uses in commercial applications, single-ply membrane, easily lasts 25 or more years in most applications. A quarter century and then your industrial building or commercial property will likely need a new roof. We are already 16 years into the new century, which means even the longest-lasting commercial roofing is in its twilight years.

Other roofing systems have typically shorter lifespans:

  • Built-up Roofing (BUR)—The shortest useful life of all commercial roofing materials, at 10 to 15 years
  • Modified Bitumen (APP and SBS)—These reinforced bitumen roofs last between 12 and 20 years
  • EPDM (rubber)—Rubber roofs typically last 25 to 30 years, but in the Texas heat, that lifespan can shorten quickly

Other materials that may last decades longer, like concrete and metal, are generally not suitable for low-slope roofs, which are the majority of commercial roofing designs.

Sprays

Spray systems, added on top of existing roofing, are not intended to replace proper tear-off and re-roofing. They can, however, add years of useful, waterproof life to an existing roof. Installation

Single-ply membrane may be the surest bet to beat the Texas heat, but poorly installed, it will fail just as quickly as any other commercial roof. Your choice of installer is just as important as your selection of the best roofing material for your industrial building or commercial property.
