Your building’s commercial roofing protects your physical plant but also protects your income. Without a good, well-maintained roof, you risk conducting a “Going Out of Business” sale. For flat roof protection, follow these six quick tips.

Step One: Know Thy Roof

First, a flat roof is almost never genuinely flat. You probably have a low-slope roof that provides drainage to carry water off your roof. If you see puddles, you have ponding—low spots that fill with water—that leads to leaks.

Ask your BELDON® Roofing Company consultant to help you determine the type of low-slope roofing surface you have:

  • Single ply membrane—PVC, TPO, EPDM and modified bitumen are all commonly used
  • Built-up roofing—BUR
  • Spray coating
  • Ballast—Crushed stone placed on single ply roofing
  • Metal

Each surface type and waterproofing material brings its own challenges and advantages.

Step Two: Inspect Your Roof

At least annually—though twice yearly is better—have your BELDON® Roofing Company representative walk the roof with you, pointing out and logging trouble spots. The beginnings of a leak can often be repaired in quick order; neglected roofing becomes very expensive and time-consuming to repair.

Step Three: Keep it Clean

During semi-annual inspections, take time to remove debris, litter, organic material and wind-borne debris from your roof. This simple step provides flat roof protection by reducing blunt impact, punctures and opportunistic plant growth.

Step Four: Avoid Steps

Flat roof protection means keeping physical contact to a minimum. Every vendor or worker whose boots disturb your roof is another opportunity for a leak to develop. Friction is your enemy:

  • From tools and boots
  • From HVAC or other equipment dragged across your roof during repair or installation
  • From wind-tossed cables chafing against the membrane

Control access and keep a logbook of who goes on your roof, for what purpose, and for how long.

Step Five: Consider Coatings

Under Texas sun, a dark-colored roofing material robs your business of energy dollars. Have a light-colored coating sprayed on to waterproof and reflect. Other BELDON® Roofing Company coating systems can preserve your roof, delay extensive repair work, and increase your roof’s life span.

Step Six: KISS Your Roof
