The Flat Roof Repair Process

  • To begin, you probably only became aware of the need for low-slope or flat roof repair because of three events:
    • Annual inspection—The best way to learn it is time to engage your local roofing contractor (and allow us to suggest BELDON® Roofing Company) for flat roof repair work
    • Sudden trauma—Blunt force impact, storm damage, or high winds can force quick repair work but is entirely manageable and limited in scope
    • A leak—The worst way imaginable to find out you need roof repair because a visible leak inside your commercial roofing building could have been months developing; a leak not only can ruin inventory but cause real damage inside the roof and your building’s structure
  • After getting three to five contractors to make on-site evaluations of your roof, ask for at least three bids. By having at least three bids, you can compare quotes on materials, estimated time, and warranties.

Long-Lasting Repairs

  • A good roofing contractor will work hard to minimize disruption to your business while also limiting the area to be repaired. We at BELDON® Roofing Company have, unfortunately, seen a small, localized repair spread to require complete roof replacement, once unseen damage has been uncovered. We also have seen some irregularities from inferior roofers:
    • Mismatched materials—Suppose your San Antonio business has a single-ply roofing membrane; do you really want a cheap repair made by a sketchy roofer using remnants from APP modified bitumen rolls?
    • Over-reliance on coatings—No matter whether you apply a quality product like Triton or Karnak, no coating adequately substitutes for a genuine BUR, single-ply, or APP/SBS repair
    • Blocking scuppers and drains—When rolling out any roofing material, we take care to identify and keep open the parapet scuppers and central (interior) roof drains; other contractors sometimes roll rubber roofing right up the parapet, ignoring drainage
